Required Documents

    • Application and/or Personal Financial Statement (signed and dated)
    • Schedule of Real Estate Owned
    • Credit Authorization
    • One month bank statements (for down payment/liquidity, gift funds ok)
    • Purchase and Sale Agreement (N/A for refinance)
    • Escrow and Title
    • Rental Agreements (preferred on 1-4 units, waived for 5+ units)
    • Rent Roll
    • Two Forms of ID
    • Operating History (5+ units only)
    • Property Valuation (completed by Fidelity Private Lending)

If title is in an entity:

    • Articles of Incorporation
    • Copy of the Certificate of Good Standing
    • Copy of the Corporate Resolution and By-Laws
